Confused about who fixes what?
Boundary Walls. Your responsibility to fix it?
Maybe the responsibility rests with you! Did you realise that you agreed to the following when you bought your property in Phase 7, and that this responsibility is enforcable? This is an extract from your transfer deed:
6.7. To maintain and keep in good repair a sufficient boundary wall or fence along the boundary of the Property marked with a ‘T’ mark inwards on the said Plan (if any).
6.8. To keep the buildings forming part of the Property and any unbuilt on part including forecourts driveways gardens (front and back) and pathways well cultivated (where appropriate) in a clean and tide condition (including regularly cutting grass) and free from noxioius weeds deposits or rubbish.
5.3 All walls and fences and other similar boundary features dividing the Property from any other part of the Estate shall be party and repairable and maintainable as such unless:-
5.3.1. they are marked with a ‘T’ mark inwards on the Plan
5.3.2 they ajoin the estate roads
5.3.3 they are rear and/or gable walls or buildings on the Property which do not abut onto adjoining buildings on the estate,
in which case they belong to the Property.
The 'Common Areas'...
Shepton Mallet (Phase 7) Management Company Limited is responsible, currently through our Agent 'FirstPort', for the maintenance of the 'Common Areas' of Phase 7. The map opposite shows the boundaries of Phase 7, so we are not responsible for anything outside these boundaries.
The 'Common Areas' include the grass, trees, shrubs and hedges marked in Green on the map, the visitors parking areas and hard pavement marked red on the map.
For any repairs or maintenance, contact FirstPort through their Web Portal 'My Home'. You can get your login and password from FirstPort by using the black button 'Register Now' on the linked page. If you are a tenant, contact your landlord.
SM7RA is considering setting up a 'WhatsApp' group for residents. Maybe more later..?

Anything to do with Roads...
Somerset Council are responsible for the maintenance and repair of all the roads EXCEPT the private road at the top right of the map that serves 1, 3, 5, and 7 Bourke Road, which is a private road maintained jointly by those properties.
The quickest way to get attention from Somerset Council for road repairs is to use the yello app 'FixMyStreet', available to download from all good App stores. Somerset Council is also responsible for street lighting.
